Recurring Property Attention

Home Watch for Jupiter Island & Jupiter Inlet Colony

A scheduled visual review of the home, organized around the property and the owner's priorities—not a generic pass through a checklist.

The Foundation

A repeatable visit with a property-specific scope

Every home has different systems, access details, exterior conditions, vendors, and owner priorities. Colony begins with a consistent core and confirms the useful details for each property.

Interior walkthrough

Visual review of agreed interior areas for readily apparent changes, including signs of water intrusion or pests, doors and windows, temperature and humidity readings, and air-conditioning operation where observable.

Exterior walkthrough

Visual review of agreed exterior areas for obvious changes, storm effects, access concerns, delivered items, or conditions that merit owner attention.

Routine property details

Mail and package collection and other recurring tasks can be included when they are part of the agreed plan.

Communication and coordination

If an observed condition needs attention, Colony contacts the owner and can coordinate an authorized next step with the appropriate provider.

Visit Rhythm

Weekly, bi-weekly, or monthly

The schedule depends on the property, time away, owner preference, and any requirements the owner confirms with an insurer or adviser.

Before service

Confirm access, emergency and vendor contacts, observable systems, communication preferences, and authorization boundaries.

During a visit

Follow the agreed walkthrough and routine tasks while watching for visible changes that should be communicated.

When attention is needed

Contact the owner, document what can be observed safely, and coordinate only the response the owner authorizes.

Clear Boundaries

What home watch is—and what it is not

Home watch is a scheduled visual review of a property while the owner is away. It can improve awareness and create a practical path for local follow-through, but it cannot guarantee that a problem will not occur or be visible between visits.

It is not a licensed home inspection, property appraisal, security patrol, emergency response service, mold assessment, or substitute for a qualified contractor, engineer, insurer, attorney, police department, fire department, or emergency authority. When specialist work is needed, the appropriate qualified provider should perform it.

Questions

Frequently Asked Questions

Can every property use the same checklist?

No. A consistent core is useful, but access instructions, systems, exterior features, owner priorities, and escalation contacts vary. Colony confirms the property-specific scope before recurring visits begin.

Will Colony repair anything found during a visit?

A home watch visit is observational. When something needs attention, Colony contacts the owner and can coordinate authorized vendors. Licensed, regulated, or specialist work should be performed by the appropriate qualified provider.

Does Colony guarantee that nothing will go wrong?

No home watch service can guarantee that a property will remain problem-free. Recurring visits create opportunities to observe visible conditions, communicate promptly, and coordinate an owner-authorized response.

Can visit frequency satisfy my insurance policy?

Insurance policies differ. Owners should ask their carrier or adviser what their specific policy requires; Colony can then discuss whether an available schedule fits those requirements.
